The community of Washington Square is located within a well-defined area of Annapolis. Consisting of 1.63 acres, the property contains both residential and commercial zoning as well as the critical area overlay zone. Live-work units were proposed along the main streets in order to enhance the streetscape and viability of the community. The planned development was clustered in order to create two distinct enclaves and provide open space areas at strategic locations. The open space areas protect existing specimen trees, provided buffers to adjacent properties and provide passive and active recreation areas for the community. The streetscape was enhanced by the houses' close proximity to the street, use of porches and architectural treatment, and extensive landscaping. The quality of the design throughout the process helped secure community support for the project right from the start. |
