Located adjacent to the Severn Run State Park, this project was designed as a cluster development in order to retain extensive areas of existing forests. These forests provided a substantial buffer to adjacent communities and added over a 300 foot width to the adjacent state park. Walking trails, picnic areas and a centrally located recreation area provided substantial amenities to the residents. Existing wetlands that meandered through the project were protected by placing them within open space areas. Additional reforestation increased areas of wetlands and forest cover. Extensive public infrastructure and road improvements were provided to the surrounding road system. Sigma worked with the community to incorporate their ideas into the development.
