Located adjacent to the Severn Run State Park, this project was designed as a cluster development, in order to retain extensive areas of existing forests. These forests provided a substantial buffer to adjacent communities and added over a 300-foot width to the adjacent state park. Walking trails, picnic areas, and a centrally-located recreation area provided substantial amenities for the residents. Existing wetlands that meandered through the project were protected by placing them within open-space areas. Additional reforestation increased areas of wetlands and forest cover, and extensive public infrastructure and road improvements were provided to the surrounding road system. Sigma also worked with the community to incorporate their ideas into the development.
